- Supply and install luxury vinyl plank throughout the kitchen (14 × 15 = 210 sq ft)
- Goes down over the new subfloor panels installed under your crawlspace scope — flat, secure base
- Material shown at a budget basis of $2.00 per sq ft; if you select a plank above that budget the difference is billed and the labor stays the same
- One T-molding transition at the kitchen opening, set to match the new floor height
- Supply and install 20 linear feet of quarter round at the new floor perimeter
- Cut, set and caulked tight against the existing baseboards
- Painting included — prime and paint the new quarter round to match the existing baseboards and trim (part of this line, no separate paint charge)
- Reset the existing lower kitchen cabinets — set level, shimmed and fastened in place over the new flooring
- Re-set the existing laminate countertop, with the sink and dishwasher openings ready for reconnect
- Your existing cabinets and countertop are reused; new units are not included
- Re-position, level and reconnect the range, refrigerator, washer and dryer
- Each unit tested in place before we close out the job
- Set your existing unit back in place, reconnect the water lines, T&P valve and flue, then fill and purge the tank
- Per your accepted crawlspace scope: contractor is not responsible for the unit not working after reinstall — a licensed plumber is recommended for the reconnect
- Set the sink into the countertop opening with a new strainer
- Reconnect the supply lines and drain
- Slide the existing unit back in, level it, reconnect the water supply, drain and power
- Run a test cycle before completion
- Site protection while we work, daily cleanup, and a final punch walk with you
- Haul off flooring cut-offs, packaging and job debris from the home
By agreeing to these Terms and Conditions, the customer acknowledges and accepts the outlined responsibilities and scope of work.
Scope: All work described in the Included Scope — finish flooring, trim, reset of the existing cabinets and countertop, reset of the appliances, and the reinstall of the water heater, kitchen sink and dishwasher. Any work not listed is not included unless agreed in writing.
Excluded: New cabinets, new countertop and new appliances (reset of your existing units only) · finish flooring outside the kitchen (210 sq ft) · plumbing or electrical repairs found during reconnect, which would be quoted before any work · foundation modifications.
Notes: Jobsite will be left clean once completed. Contractor is not responsible for damage caused inside the home while repairing the foundation. Water heater removal and reinstall has been permitted by the homeowner; contractor is not responsible for the unit not working after reinstall.
Warranty: 12 months workmanship.
Validity: valid until September 24, 2026.
